Living Near Skyven: Schools, Hospitals and Malls in Kokapet

Skyven sits in Kokapet, on the west side of Hyderabad. The schools, hospitals, malls and offices that matter most to a Skyven family are in Kokapet itself and in the next few localities: Narsingi, Gandipet, Nanakramguda, Gachibowli and the Financial District. This guide names the real places, with a source for each. We do not quote distances we cannot verify. Drive the routes yourself before you decide.

Where Skyven is, in one paragraph

Skyven is a single 63-floor tower in Kokapet, built by e-Infra and PVR Pingle. The developer calls it South India’s first 63-floor residential tower. It has 210 homes, all 4 BHK. The developer’s brochure says the tower is about 10 minutes from the Financial District. It also says the site is close to Gachibowli and the Outer Ring Road (ORR). Kokapet lies next to the Financial District, in the Gandipet mandal of Ranga Reddy district. Much of the newer development here is in the government-planned Neopolis layout.

The neighbourhoods around Skyven

It helps to know the names you will hear on your visit.

• Kokapet. Skyven’s own locality. It is mostly new towers, gated villa projects and open land still being built on.
• Neopolis. A planned layout inside Kokapet, where HMDA has auctioned large plots for high-rise projects.
• Narsingi and Gandipet. Older localities to the south and west. Gandipet is also the name of the mandal and of the nearby Osman Sagar lake.
• Nanakramguda and the Financial District. The office cluster to the east, with many of the hospitals and schools below.
• Gachibowli, Madhapur and Kondapur. The older IT corridor further north, where the big malls are.

Schools near Skyven Kokapet

Schools are often the first question for a family moving into a 4 BHK. Here are the ones we could verify, grouped by area. Fees, seats and boards change each year. Call the school before you plan around it.

In Kokapet

• Rockwell International School. Sy. No. 160(p), Gandipet Main Road, Kokapet. The school’s site lists the IB Diploma Programme, CBSE and Cambridge.
• Phoenix Greens School of Learning. Sy. No. 122, Kokapet. It is affiliated to CBSE at the senior secondary level, as per the CBSE affiliation record.

At the Kokapet–Narsingi junction

• Ortus International School. Eden Park, Kokapet–Narsingi Junction, Narsingi. It offers the Cambridge and CBSE curricula.

In Nanakramguda and the Financial District

• Oakridge International School, Gachibowli. Khajaguda, Nanakramguda Road. The school lists IB programmes for the primary, middle and senior years. It is part of the Nord Anglia group.
• The Shri Ram Universal School. Financial District, Nanakramguda.

How to shortlist a school

1. Decide the board first. IB, Cambridge and CBSE lead to different exams.
2. Check the bus route. Ask if the school bus reaches the Skyven side of Kokapet.
3. Visit at the morning drop time. That shows you the real traffic.
4. Ask about seats in your child’s grade. Popular grades fill early.

Hospitals near Skyven

The Financial District and Gachibowli have grown into a large hospital cluster. These are the big multi-speciality hospitals we could verify.

A few points to keep in mind:

• Continental Hospitals runs 24/7 emergency care, as per its website.
• AIG Hospitals is run by the Asian Institute of Gastroenterology. Its Gachibowli unit lists NABH and JCI accreditation.
• STAR Hospitals has two Hyderabad units. One is in Banjara Hills; the other is in the Financial District.

In an emergency, the nearest open hospital matters more than the biggest one. Save two hospital emergency numbers in your phone on the day you move in.

Malls and shopping near Skyven

Kokapet itself is still building out its retail. The big malls are a short drive north, in the IT corridor.

• Inorbit Mall Cyberabad. Mindspace, Madhapur. It opened in October 2009. Wikipedia lists it at about 8 lakh sq ft of leasable area.
• Sarath City Capital Mall. Kondapur. It opened in 2018 and is often called “AMB Mall” after the AMB Cinemas inside it.
• IKEA, HITEC City. Raidurg. It opened in August 2018 as IKEA’s first store in India.

For daily needs, Kokapet and Narsingi have supermarkets, pharmacies and restaurants along the main roads. These change fast as new towers fill up. Walk the area on your site visit.

Offices: who works near Skyven

The Financial District and Nanakramguda hold some of the largest offices in the city. That is one reason buyers look at Kokapet.

• Amazon. Amazon opened its Hyderabad campus at Nanakramguda in August 2019. CNN reported it as Amazon’s largest office building in the world.
• Google, ICICI Bank and others. Wikipedia lists a large Google campus and a big ICICI Bank workplace in the Financial District. The WaveRock building houses several global firms.
• US Consulate General. The US Consulate moved to its new building in Nanakramguda in March 2023.

Knight Frank’s H1 2026 report says West Hyderabad, which includes Kokapet, had 61% of the city’s new home launches and 60% of its sales. It links that demand to jobs in HITEC City, Gachibowli, the Financial District and Nanakramguda.

What daily life at Skyven adds

Many Skyven residents will use the tower’s own facilities more than the mall. The developer’s brochure lists a 1.3 lakh sq ft clubhouse over five floors. It includes a swimming pool, badminton courts, a squash court, a library, a kids’ play area, a salon and spa, and a café. At the top, there is an infinity pool and a star observatory on the 63rd floor. See the full list in our Skyven amenities guide.

For children, that means a library and a play area inside the building. For parents, it means a gym and a pool without a drive. It does not replace a good school or a nearby hospital. But it changes how often you need to leave home.

Questions to ask before you move

Living well in Kokapet depends on your own routes. Ask these questions before you book.

1. Where do the adults work? Time the drive to each office at 9 am and at 6 pm.
2. Which school, which board? Confirm a seat before you fix a move-in date.
3. Which hospital is your first choice? Note the route and the time it takes.
4. How will you shop? Check delivery coverage for your usual apps.
5. When will the tower be ready? The developer’s target for handover is December 2028; confirm the latest date with us.
