By IamHere Realty · 8 October 2026

The Skyven Type III floor plan is a 5,662 sq ft, west-facing 4 BHK. It is the most compact of the four layouts, but it gives up little. Its standout is a long entertainment room with a bar counter and two sit-outs. If you want a party space at home, this plan deserves a close look.

Skyven Type III at a glance

Skyven is a single 63-floor tower in Kokapet, Hyderabad, by e-Infra and PVR Pingle. The developer calls it South India’s first 63-floor residential tower. All 210 homes are 4 BHK. Type III is one of the two west-facing layouts.

Saleable area vs built-up area

The brochure plan prints both figures. The saleable area of 5,662 sq ft includes a share of the tower’s common spaces. The built-up area of 4,355.06 sq ft is the home itself, with walls, balconies and sit-outs. The carpet area is not printed, so ask for it. Compare like with like when you look at other projects.

Room-by-room walk-through

Here is the Type III drawing in plain words. Room dimensions come with the full plan.

Arrival and the drawing room

The main door opens on the side of the drawing room. The drawing room is a wide, formal space by the entrance. Guests settle here first, away from the bedrooms.

Family lounge

The family lounge sits at the centre of the plan. The drawing shows a book shelf along one wall. Two bedrooms open off the corridor beside it. It is the everyday heart of the home.

Entertainment room, bar counter and two sit-outs

This is what sets Type III apart. The entertainment room runs down one side of the home. It is long rather than wide. The drawing places a bar counter at one end, with open floor space for a games setup. Furniture on the plan is only a guide. Two sit-outs open off it, one at the corner and one along the side.

Every Skyven home has a home theatre space. In Type III it is laid out more like a games room and bar. You could host a party here while the rest of the home stays quiet.

Dining hall

The dining hall sits below the family lounge, at the centre of the home. It links the lounge, the bedrooms on the lower side and the kitchens.

Kitchens, utility and staff areas

  • Dry kitchen. It sits next to the dining hall, with a breakfast counter on the drawing.
  • Wet kitchen. It sits beside the dry kitchen. Cooking smells stay here.
  • Utility. A utility area runs along the outer wall. The drawing marks points for a washing machine and a dishwasher.
  • Servant room. The internal maid room sits beyond the wet kitchen, with its own toilet.
  • Powder room. A guest toilet sits near the kitchen side.

The four bedrooms

Each bedroom has its own toilet and a dressing area.

  • Bedroom one. This is the largest bedroom in the plan. It sits in one corner, with a large walk-in dressing room and its own toilet. It works as the master bedroom.
  • Bedroom two. It sits next to bedroom one, near the dining hall.
  • Bedrooms three and four. These sit side by side along the long balcony. Each has a matching toilet and dress area. They suit children or guests.

Puja room

The puja room sits between the family lounge and the dry kitchen.

Balconies

A wide balcony runs along the front of the plan, past bedrooms three and four. It turns the corner along the entertainment room side. This is the L-shaped balcony the brochure lists for every Skyven home.

How Type III compares with the other Skyven layouts

Type IIEast6,278 sq ft4,829.35 sq ft616 sq ft larger
Type IIIWest5,662 sq ft4,355.06 sq ft—
Type IVWest5,962 sq ft4,586.30 sq ft300 sq ft larger

The brochure’s typical floor has four homes, one of each type. Type III and Type IV sit on the west side of a central corridor. Type I and Type II sit on the east side.

Type III vs Type II

Type III follows a pattern close to Type II, the largest home. Both have two bedrooms along a front balcony and sit-outs at the corners. Type II faces east and adds 616 sq ft, an entrance foyer and a bigger dining area. Type III answers with its bar counter and long entertainment room.

Type III vs Type I

Type I faces east and is 234 sq ft larger. Its centre is a big family lounge, with the dining area opening to a sit-out. Type III puts its outdoor space next to the entertainment room instead.

Type III vs Type IV (the other west-facing home)

Type IV also faces west. It is 300 sq ft larger. It also has a bar counter in its entertainment room, set in a corner of the home. Type IV’s dining area opens to a sit-out. If you want west facing and the lowest saleable area, Type III is the one.

Who Type III suits

  • Buyers who want the entry point to Skyven. Type III has the lowest saleable area. At any rate per sq ft, that means the lowest base value of the four layouts.
  • Hosts who like a lounge-bar setup. The long entertainment room with a bar counter and two sit-outs is made for evenings with friends.
  • West-facing buyers. Some buyers like the evening light and sunset views a west facing can give on a high floor. Views depend on the floor and what surrounds the tower, so check on a site visit.
  • Families who want clear zones. Bedrooms sit on two sides. The party space sits on a third.

What every Skyven home includes

Type III shares these brochure features with every Skyven apartment:

  • 4 bedrooms and 5 bathrooms
  • A family lounge and a home theatre (entertainment room)
  • Two large sit-outs and an L-shaped balcony
  • Two maid rooms: one inside, one outdoor maid or driver room
  • Separate dry and wet kitchens
  • A puja room
  • 3 car parks

The outdoor maid rooms are shared rooms on the same floor, near the service core. On the build side, the brochure lists RCC shear walls, Mivan construction, full-height laminated glass railings and provision for VRV air-conditioning. See the specifications section of our homepage.
