Skyven Location and Connectivity in Kokapet

Skyven is in Kokapet, in the fast-growing west of Hyderabad. Kokapet sits next to the Financial District and borders the Outer Ring Road (ORR). The developer’s brochure puts the Financial District about 10 minutes from Skyven, with Gachibowli and the ORR close by. This guide explains the Skyven location, the roads that serve it, and the offices, schools and hospitals around it, with a source for each fact.

Kokapet in brief

Kokapet was a small village not long ago. The 2011 census counted just 3,471 residents, according to Wikipedia’s Kokapet entry. Today it is one of the main residential and commercial areas in western Hyderabad.

Three things shaped that change.

1. The Financial District next door. Kokapet sits right beside it, close to the HITEC City–Gachibowli IT corridor.
2. The ORR. Kokapet borders the Outer Ring Road, which links the west of the city to the airport and other suburbs.
3. The Neopolis layout. The Hyderabad Metropolitan Development Authority (HMDA) developed a layout here, with its own ORR interchange.

Kokapet lies about three kilometres north of Gandipet village, per the same Wikipedia entry. Gandipet is home to Osman Sagar, the reservoir many locals simply call Gandipet. It was built to give Hyderabad drinking water and protect the city after the Musi flood of 1908, according to Wikipedia’s Osman Sagar entry.

The Outer Ring Road

The ORR is Hyderabad’s ring expressway. Wikipedia’s ORR entry gives its length as 158 km, as an eight-lane access-controlled road. It links HITEC City, the Financial District and Rajiv Gandhi International Airport at Shamshabad. The first stretch to open, in November 2008, ran from Gachibowli through Narsingi to Shamshabad.

For a Skyven resident, the ORR is the main route to the airport and to other parts of the city without crossing the core.

The Kokapet trumpet interchange

HMDA built a trumpet-shaped interchange to connect the Kokapet layout directly to the ORR. Telangana Today reported in June 2025 that it was ready for use. The report said:

• It sits near Movie Towers at the Kokapet (Neopolis) layout.
• It is about 3 km from the Financial District interchange.
• It cost about ₹65 crore.
• It links the Kokapet layout to Patancheru, Shamshabad and Gachibowli.
• It has eight toll booths: five on the exit side and three on the entry side.

This gives the Neopolis area its own on-ramp and off-ramp. Traffic no longer has to loop through the Financial District or Narsingi junctions to reach the ORR.

The Neopolis layout

Kokapet lies within the Kokapet Special Economic Zone, known as Neopolis, per Wikipedia. It is a mixed area of offices and homes in the west of the city. New office and residential towers are rising across the area. For the latest plans, check the HMDA website.

Local roads

Kokapet connects to Narsingi, Gandipet, Puppalaguda and the Financial District through local roads. Wikipedia notes extra ORR access at Narsingi, close by. Your exact route to Skyven depends on the site entrance. We share it when we book your visit.

Offices near Skyven

Most Skyven buyers will work in the western IT belt. The Financial District spans Nanakramguda and Gachibowli. Wikipedia’s Financial District entry lists some of its big employers:

• Amazon. It opened its largest campus in the world at Nanakramguda in 2019, its first owned campus outside the US, with over 15,000 staff.
• Google. It bought a 7.3-acre site for a 3.3 million sq ft campus.
• ICICI Bank. It runs a large office campus in the district.
• WaveRock. This IT park houses more than 25 companies, including Apple and Accenture, per the same entry.

HITEC City and Gachibowli lie just beyond. In Kokapet itself, My Home Group announced plans in 2021 for a large private IT park of 30–35 million sq ft, per the Kokapet Wikipedia entry. Treat that as a plan, not a finished project.

The developer’s brochure claims a short commute to the Financial District: about 10 minutes. Drive the route yourself at peak hour before you decide.

Schools near Skyven

Families buying a 4 BHK will look hard at schools. Here are some well-known options in and near Kokapet. We have not listed distances, because they depend on your route. Check each school’s own site for fees and admissions.

Many more schools sit in Gachibowli, Narsingi and the wider western suburbs. Ask us for a list based on your child’s board and age.

Hospitals near Skyven

Two large multispecialty hospitals serve the area around the Financial District.

• Continental Hospitals, Plot No 3, Road No 2, Financial District, Nanakramguda. It offers cardiology, oncology, orthopaedics, neurology and transplant care, with 24/7 emergency services. Hospital website.
• AIG Hospitals, Mindspace Road, Gachibowli. It runs round-the-clock emergency care. Hospital website.

For day-to-day needs, you will find clinics and pharmacies across Kokapet and Narsingi.

Living in the Skyven location: what it means for you

Height and views

Skyven rises 63 floors and 755 ft. The developer calls it South India’s first 63-floor residential tower. Kokapet is still filling in with new towers, so views can change as neighbours rise. Ask which side faces open land today. The east-facing and west-facing layouts look out on very different parts of the city. Our Skyven floor plans page explains which layouts face which way.

A self-contained tower

Kokapet is still building out its shops and leisure spaces. Skyven answers part of that with its own 1.3 lakh sq ft clubhouse. It has a pool, courts, a café, banquet halls, guest rooms and a rooftop with an infinity pool and star observatory. See the full list on our Skyven amenities page.

Construction around you

Kokapet is under heavy development. Expect building work, dust and traffic around new towers for a few years. The developer’s target for handover is December 2028; confirm the latest date with us. Much of the work around the site may be done by then.

Metro and public transport

There is no metro in Kokapet today. Wikipedia mentions a planned mass rapid transit link for the area. We could not verify a route or date, so we do not count it as a benefit. Plan on a car. Every Skyven home comes with three car parks.

How the Skyven location affects the price

Location is one of the biggest drivers of price in Hyderabad. We do not quote land or price trend figures here, because they change fast and many online claims lack a source.
