A Skyven home is a large purchase, and most buyers will use a home loan. This page has a free EMI calculator. Enter a loan amount, interest rate and tenure to see your monthly EMI, total interest and total payment. Or pick a Skyven layout, enter the rate per sq ft from the price sheet, and let the calculator work out the loan for you.

Quick-fill from a Skyven layout
Enter a rate per sq ft to fill in the loan amount.
A rough guide only. The quick-fill uses the base price (saleable area × rate). It leaves out GST, stamp duty, parking and other charges. Your bank sets the final loan amount, rate and EMI.
How the EMI is worked out
Banks use one standard formula for a home loan EMI:
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- P is the loan amount.
- r is the monthly interest rate. Divide the yearly rate by 12, then by 100. So 8.5% a year is 0.0070833 a month.
- n is the number of monthly payments. 20 years is 240 months.
Here is a worked example. Take a loan of ₹1 crore at 8.5% for 20 years. The EMI comes to about ₹86,782 a month. Over 240 months you pay about ₹2.08 crore in total. About ₹1.08 crore of that is interest.
That is the key lesson of a long loan. Over 20 years, the interest can be more than the loan itself.
EMI per ₹1 crore at common rates
Use this table to scale quickly. The EMI moves in a straight line with the loan amount. So a ₹3 crore loan has three times the EMI of a ₹1 crore loan at the same rate and tenure.
| Rate | 15 years | 20 years | 25 years | 30 years |
|---|---|---|---|---|
| 7.25% | ₹91,286 | ₹79,038 | ₹72,281 | ₹68,218 |
| 7.50% | ₹92,701 | ₹80,559 | ₹73,899 | ₹69,921 |
| 7.75% | ₹94,128 | ₹82,095 | ₹75,533 | ₹71,641 |
| 8.00% | ₹95,565 | ₹83,644 | ₹77,182 | ₹73,376 |
| 8.50% | ₹98,474 | ₹86,782 | ₹80,523 | ₹76,891 |
| 9.00% | ₹1,01,427 | ₹89,973 | ₹83,920 | ₹80,462 |
| 9.50% | ₹1,04,422 | ₹93,213 | ₹87,370 | ₹84,085 |
Two patterns stand out.
- A longer tenure cuts the EMI, but not by much after 20 years. Going from 20 to 30 years at 8.5% saves under ₹10,000 a month per crore. It adds years of interest.
- Each 0.5% matters. At 20 years, the gap between 8% and 8.5% is over ₹3,000 a month per crore. On a large loan, that adds up fast.
Home loan rates in 2026: what banks publish
These are the rates four large lenders published on their own websites when we checked in October 2026. Rates change often. Treat them as a starting point, not a quote.
| Bank | Published home loan rate | Notes |
|---|---|---|
| SBI | From 7.25% a year | Regular home loan, effective 1 April 2026 |
| Kotak Mahindra Bank | From 7.60% a year | Floating rate for salaried and self-employed |
| HDFC Bank | 7.75% to 13.20% a year | Repo rate (5.25%) plus 2.50% to 7.95% |
| ICICI Bank | 8.50% to 9.65% a year | Salaried, loans above ₹75 lakh (8.50% to 9.80% self-employed) |
Links to each bank’s rate page are in the sources at the end. ICICI’s table we checked was marked valid to 30 September 2026, so expect a newer one.
Why your rate may differ
Most home loans in India are floating and linked to an external benchmark, usually the RBI repo rate. HDFC Bank and Kotak both gave the repo rate as 5.25% on their pages. The bank adds a spread on top. Your spread depends on:
- Credit score. A higher score usually gets a lower spread. ICICI Bank, for example, lists its lowest rate for scores of 800 and above.
- Income type. Salaried and self-employed borrowers can see different rates.
- Loan size. Some banks price large loans differently. A Skyven loan will be in the highest slab at most banks.
- Your relationship. Existing customers sometimes get offers.
When the repo rate moves, a floating rate moves with it. So your EMI, or your tenure, can change during the loan.
How much can you borrow for Skyven?
Banks follow RBI’s loan-to-value (LTV) rule. On a home loan above ₹75 lakh, a bank can lend up to 75% of the property value. You pay at least 25% from your own funds. That is why the calculator’s down payment starts at 25%.
Every Skyven home is a 4 BHK of 5,662 to 6,278 sq ft saleable area. At almost any rate per sq ft, the loan will be well above ₹75 lakh. So the 75% cap will apply.
Three more costs come from your own pocket.
- Stamp duty and registration. In urban Telangana they total 7.5% of the higher of the sale price or the market value. Banks do not usually fund this.
- GST. 5% on an under-construction home above ₹45 lakh, with no input tax credit.
- Other charges. Parking, clubhouse, corpus and maintenance deposits, if they are billed on their own.
Our Skyven price guide has a cost estimator that adds GST and stamp duty to the base price.
Loans on an under-construction home
Skyven is under construction. The developer’s target for handover is December 2028; confirm the latest date with us. For an under-construction home, banks usually release the loan in stages, as building work progresses. You pay interest only on the amount released. This is often called pre-EMI interest. Ask your bank how it will handle disbursement, and ask the developer for the stage-linked payment plan.
Tax benefits on a home loan
India’s tax law changed this year. The Income-tax Act, 2025 came into force on 1 April 2026 and replaced the 1961 Act. The familiar home-loan deductions have new section numbers under it. The limits below are as set out by the Income Tax Department for the old regime.
| Benefit | Old tax regime | New tax regime |
|---|---|---|
| Interest on a self-occupied home (old Sec 24(b)) | Up to ₹2 lakh a year | Not allowed |
| Principal repayment (old Sec 80C) | Within the ₹1.5 lakh 80C limit | Not allowed |
| Interest on a let-out home | Allowed | Allowed |
Two cautions apply.
- You choose a regime. The benefits above only help if you file under the old regime. Many people now use the new regime, which has lower rates but fewer deductions.
- Interest during construction. Rules on pre-construction interest and the start of deductions are detailed. Ask a chartered accountant before you count on any saving.
Tips before you take a Skyven home loan
- Get the price sheet first. You need the rate per sq ft, the payment plan and all extra charges.
- Ask three banks. Compare the rate, spread, processing fee and prepayment terms.
- Check pre-approved banks. The developer may have tie-ups that speed up approval.
- Plan for rate changes. Run the calculator at 1% above your rate. Make sure you can still pay comfortably.
- Prepay when you can. Early part-payments cut total interest the most. Ask the bank about any prepayment terms before you sign.
