Skyven Type 1 floor plan explained: a 5,896 sq ft east-facing 4 BHK with a large family lounge, two sit-outs and separate kitchens. Get the full plan.

By IamHere Realty · 6 October 2026

The Skyven Type I floor plan is a 5,896 sq ft, east-facing 4 BHK. It is the second-largest of the four layouts in the tower. Its heart is a wide family lounge that sits between the bedrooms and the dining area. This page walks you through the plan room by room and compares it with the other three types.

Skyven Type I at a glance

Skyven is a single 63-floor tower in Kokapet, Hyderabad, by e-Infra and PVR Pingle. The developer calls it South India’s first 63-floor residential tower. All 210 homes are 4 BHK, in four layouts. Type I is one of the two that face east.

The 5,896 sq ft figure is the saleable area, as printed on the brochure plan. Saleable area adds a share of common spaces to the home itself. The built-up area is 4,535.06 sq ft. That covers the home with its walls, balconies and sit-outs. The carpet area is not printed. Ask for it before you compare Type I with homes in other projects.

Room-by-room walk-through

Here is how the rooms sit in the Type I drawing. We describe the layout in plain words. Exact dimensions come with the full plan.

Arrival and the drawing room

The main door opens into a formal drawing room on one corner of the home. It is a large, separate room. Guests can sit here without walking past the bedrooms. This keeps the private side of the home private.

Family lounge

Step further in and you reach the family lounge. It is the largest room in the plan. It sits at the centre and links every part of the home. One bedroom, the puja room and the dining area all open close to it. This is where the family spends most of the day.

Entertainment room and the first sit-out

On the far side of the lounge is the entertainment room. This is the home theatre space that every Skyven home includes. It opens onto a sit-out. You can move a film night outdoors, or step out for air between shows.

Dining and the second sit-out

The dining area sits next to the lounge, close to the kitchens. It opens onto the second sit-out. That makes the dining table a bright spot during the day. It also gives you an outdoor corner for an evening meal.

Kitchens, utility and staff areas

Type I splits the kitchen in two, as every Skyven home does.

  • Dry kitchen. It sits next to the dining area, with a breakfast counter on the drawing. Use it for tea, light cooking and serving.
  • Wet kitchen. It sits behind the dry kitchen. Heavy cooking, washing and smells stay here.
  • Utility. A long utility area runs outside the wet kitchen. The drawing marks points for a washing machine and a dishwasher.
  • Servant room. The internal maid room sits beside the kitchens, with its own toilet nearby.
  • Powder room. A small guest toilet sits near the kitchen side, away from the bedrooms.

The four bedrooms

All four bedrooms in Type I have their own toilet and a separate dressing area.

  • Master bedroom. It sits on one corner. It has the largest dressing room of the four. A balcony runs along its outer walls.
  • Bedroom one. It sits on the same side as the master. It also has balcony access.
  • Bedroom two. It faces the front of the home, near the drawing room.
  • The fourth bedroom. It sits next to the family lounge and the puja room. It suits a parent who wants to stay close to the daily life of the home.

Puja room

The puja room is placed off the family lounge, near the fourth bedroom. It is easy to reach from the living spaces.

Balconies

A wide balcony wraps around two sides of the plan. It runs along the master bedroom and bedroom one. Together with the two sit-outs, it gives Type I plenty of outdoor space. The brochure describes an L-shaped balcony in every Skyven home.

How Type I compares with the other Skyven layouts

The four Skyven layouts are close in size. The gap from the smallest to the largest is 616 sq ft of saleable area. Still, each plan has its own feel.

The typical floor in the brochure has four homes, one of each type. Type I and Type II sit on the east side of a central corridor. Type III and Type IV sit on the west side. So your Type I neighbour across the floor is a Type II home.

Type IIIWest5,662 sq ft4,355.06 sq ft234 sq ft smaller
Type IVWest5,962 sq ft4,586.30 sq ft66 sq ft larger

Type I vs Type II (the other east-facing home)

Type II is the largest Skyven home. It adds a separate entrance foyer and a larger dining area. Type I has no foyer. You walk straight into the drawing room. If you want the biggest east-facing home, look at Type II. If 5,896 sq ft is enough, Type I gives you the east facing with a little less area to pay for.

Type I vs Type III

Type III is the smallest layout. It faces west. Its entertainment room is long and has a bar counter. Type I gives you 234 sq ft more and an east facing.

Type I vs Type IV

Type IV is the closest match to Type I. The two plans share a similar pattern: a central family lounge, a dining area that opens to a sit-out, and the master bedroom in a corner. Type IV faces west and is only 66 sq ft larger. It moves the entertainment room to a corner with a bar counter. If you like this pattern, choose between them on facing.

Who Type I suits

Type I works well for these buyers:

  • Buyers who want an east-facing home. Many families in India prefer east-facing homes for morning light and for Vastu. Type I is one of only two east-facing layouts.
  • Families who live in the lounge. The family lounge is the biggest room. It is the natural centre of the home.
  • Joint families. The fourth bedroom sits close to the lounge and puja room. That suits an elder who wants fewer steps through the day.
  • Buyers who want east facing without the largest size. Type I is 382 sq ft smaller than Type II. That can mean a lower total on the cost sheet.

What every Skyven home includes

Type I shares these features with every Skyven apartment, as listed in the developer’s brochure:

  • 4 bedrooms and 5 bathrooms
  • A family lounge and a home theatre (entertainment room)
  • Two large sit-outs and an L-shaped balcony
  • Two maid rooms: one inside, one outdoor maid or driver room
  • Separate dry and wet kitchens
  • A puja room
  • 3 car parks

The build includes RCC shear walls, Mivan construction and an RCC raft foundation. Inside, the brochure lists premium vitrified tiles, DGU glass sliding systems, full-height laminated glass railings and provision for VRV air-conditioning. Questions to ask before you book Type I

A floor plan tells you a lot. A few things it cannot tell you. Ask these before you decide.

  1. Which floors have Type I open? Stock changes as homes sell. A 63-floor tower has very different views at different heights.
  2. What is the carpet area? The plan prints saleable and built-up area only. Ask for the carpet area too.
  3. Is there a floor-rise or facing charge? Some developers add a premium for higher floors or east facing.
  4. Where are the three car parks? Ask which cellar level they are on.
  5. When is handover? The developer’s target for handover is December 2028; confirm the latest date with us.

For the cost side, read our Skyven price guide. It explains each line of the cost sheet and the taxes you pay on top.
