Room-by-room walk-through

Here is the Type IV drawing in plain words. Exact room sizes come with the full plan.

Arrival and the drawing room

The main door opens into the drawing room on one side of the home. It is a wide, formal room. Guests sit here without passing the bedrooms.

Family lounge

The family lounge is the largest room in the plan. It sits at the centre, next to the drawing room. Bedrooms open off the passage around it. The dining area sits just beyond it. It is the room the whole home turns around.

Corner entertainment room with bar counter

The entertainment room takes a corner of the plan. The drawing shows a bar counter along one wall. The room opens onto the long side balcony. This is the home theatre space found in every Skyven home. In Type IV it doubles as a lounge bar, set apart in its own corner.

Dining and the sit-out

The dining area sits below the family lounge, close to the kitchens. It opens onto a sit-out on the outer wall. Meals can spill outdoors on a pleasant evening.

Kitchens, utility and staff areas

  • Dry kitchen. It sits beside the dining area, with a breakfast counter on the drawing.
  • Wet kitchen. It sits behind the dry kitchen.
  • Utility. A utility area runs outside the wet kitchen. The drawing marks points for a washing machine and a dishwasher.
  • Servant room. The internal maid room sits between the two kitchens.
  • Powder room. A guest toilet sits near the kitchens, with a second small toilet next to it.

The four bedrooms

All four bedrooms have their own toilet and dressing area.

  • Master bedroom. It sits on one corner, beside the dining area. It has a large dressing room and toilet. A balcony runs along its outer wall.
  • Bedroom one. It sits on the opposite corner, near the drawing room.
  • Bedroom two. It sits next to bedroom one and the entertainment room.
  • The fourth bedroom. It sits on the balcony side, next to the puja room. It has its own access to the long balcony.

Puja room

The puja room sits between the family lounge and the fourth bedroom, near the kitchens.

Balconies

A balcony runs the full length of one side of the plan. It passes the entertainment room and the fourth bedroom. A second stretch of balcony runs past the master bedroom. Type IV has one of the longest balcony runs of the four plans.

Type IVWest5,962 sq ft4,586.30 sq ft—

The brochure’s typical floor has four homes, one of each type. Type III and Type IV share the west side of a central corridor. Type I and Type II sit on the east side.

Type IV vs Type III (the other west-facing home)

Both face west. Type IV adds 300 sq ft. Type III has a long entertainment room with two sit-outs and a bar counter. Type IV keeps a bar counter but moves it to a corner room, and gives the space to a larger family lounge. Pick Type III for a party-first layout. Pick Type IV for a bigger daily living space.

Type IV vs Type I

Type I is the closest match. Both have a big central family lounge, a dining area that opens to a sit-out, and a master bedroom on a corner. Type I faces east and is 66 sq ft smaller. Type IV adds the bar counter in its entertainment room. If you like this pattern, the choice comes down to facing.

Type IV vs Type II

Type II faces east and is the largest home, 316 sq ft larger than Type IV. It adds an entrance foyer and a bigger dining area. Type IV is the better fit if you want the most space on the west side.

Compare all four on our Skyven floor plans guide.

Who Skyven Type IV suits

  • West-facing buyers who want more room. Type IV is the largest west-facing layout at Skyven.
  • Families who live in the lounge. The central family lounge is the biggest room in the plan.
  • Buyers who want a bar at home. The corner entertainment room has a bar counter, kept apart from the bedrooms.
  • Buyers not set on east facing. Some buyers have no Vastu preference. For them, Type IV offers more area than Type I, with a similar layout.
