Who is PVR Pingle?
PVR is short for Pingle Ventures & Realty. Its founder is Pingle Vasudeva Reddy. The company’s own website says he began his working life as a teenager. It describes the firm’s work as a decade of building premium communities, and says it has served over 2,000 families (Pingle Ventures & Realty, checked October 2026).
PVR projects listed on its website
| Project | Location (as listed) |
|---|---|
| Skyven, by e-Infra & PVR | Kokapet |
| PVR Avante | Golden Mile Road, Kokapet |
| PVR Poulomi Aristos | Gandipet Main Road |
| PVR Poulomi 90 | Gandipet High Street |
All four sit in the Kokapet and Gandipet belt of west Hyderabad. That is the same micro-market as Skyven. A developer that works in one area tends to know its approvals, roads and buyers well.
A note on the name
Some Skyven material uses a stylised logo that is easy to misread. The developer partner is PVR, Pingle Ventures & Realty. Use that name when you search for the company or check documents. The company website and the launch report both use that name (Bizz Buzz, checked October 2026).
Who is e-Infra?
e-Infra is a Hyderabad real estate firm. Its website says it has over 20 years in the market, 6+ completed projects and 7+ upcoming ones. It builds high-rise apartments, luxury villas, commercial space and open plots. Its office is in Narsingi, Gandipet (e-Infra, checked October 2026).
The e-Infra projects page gives 2,500+ units delivered across its completed work (e-Infra projects, checked October 2026).

The joint venture’s track record in the Skyven brochure
The developer’s Skyven brochure (March 2025) has a section on the joint venture’s work. It groups projects into past, ongoing and upcoming. These are the developer’s own figures. We have not audited them.
Past projects
| Measure | Brochure figure |
|---|---|
| Constructed area | 72,00,000 sq ft |
| Projects | 9+ |
| Customers | 5,000+ |
| Flats | 1,830+ |
| Luxury villas | 300+ |
| Locations | Gandipet, Puppalaguda, Mokila, Manchirevula, Manikonda |
The brochure shows past projects as logos. Those we could read include Skyla, Apila, La’Paloma Villas at Mokila, River Edge, Rivera at Manchirevula, Poulomi Avante and Aristos. Ask the developer for the full list and the handover year of each.
Ongoing projects
| Measure | Brochure figure |
|---|---|
| Construction area | 95,00,000 sq ft |
| Projects | 5+ |
| Total units | 3,400+ |
| Commercial space | 4,20,000+ sq ft |
| Types | High rise, villas, ultra luxury |
| Locations | Kokapet, Financial District, Adibatla, Gandipet, Tellapur |
The brochure also lists handover targets for some ongoing projects, as of March 2025:
| Project | Brochure handover target |
|---|---|
| La Casa | June 2025 |
| Elegant Nivasa | December 2027 |
| One Downtown | December 2027 |
| Skyven | December 2028 |
Targets can move. For Skyven, the developer’s target for handover is December 2028; confirm the latest date with us.
Upcoming projects
| Measure | Brochure figure |
|---|---|
| Projects | 8+ |
| Total units | 4,500+ |
| Built-up area | 6M+ sq ft |
| Land area | 60+ acres |
| Locations | Gandipet, Kokapet, Tellapur, Kollur, Adibatla, Kapra, Kondapur |
Why the figures differ
The brochure’s numbers cover the joint venture’s combined work. e-Infra’s website gives figures for e-Infra alone. PVR’s website gives its own count of families served. So the totals will not match. Neither is wrong; they measure different things.
What the partners said at launch
At the Skyven launch, PVR founder Pingle Vasudeva Reddy said the project was about quality and delivery chosen “for the next 30 years”. e-Infra partner Ramesh Reddy Meda spoke about luxury as “precision” rather than excess (Bizz Buzz, checked October 2026).
Those are their words. The build itself is set out in the brochure: RCC shear walls, Mivan construction and an RCC raft foundation. Read our Skyven specifications page for the full list, and the Skyven master plan for how the 63 floors stack.
What this joint venture brings to Skyven
Two strengths stand out from the public record.
- Local depth. Both partners have built mostly in west Hyderabad: Kokapet, Gandipet, Narsingi, Kollur, Tellapur and Mokila. Skyven sits in the same belt.
- Range. Between them they have built villas, apartments and commercial space. Skyven combines a luxury home product with a large, staffed clubhouse.
One point needs care. A 63-floor, 755 ft residential tower is a new scale. The partners’ listed past work is mostly villas and towers of more modest height. That does not count against them. It does mean you should ask direct questions about how they will build and run a tower of this height.
Questions to ask the Skyven developer
A tower of this height raises questions that a villa project does not. Put these to the developer’s sales team, in writing if you can.
- Lifts. Each floor shows 6 passenger lifts, 2 service lifts and 1 fire lift. Ask about lift speed, the lift maker and the service contract.
- Fire safety. The brochure lists a fire command centre, sprinklers, hydrants, a fire lift and pressurised fire shafts. Ask for the fire approval and how drills will run.
- Wind and structure. The structure uses RCC shear walls and a raft foundation. Ask who designed the structure and whether wind studies were done.
- Clubhouse running costs. Five clubhouse floors cost money to run. Ask for an estimate of maintenance per sq ft and what it covers.
- Payment plan. Ask how payments link to construction stages, and what happens if a stage runs late.
Clear, written answers to these questions tell you a lot about any developer.
How to check any developer before you book
Use this list for Skyven or any other project.
- RERA registration. Look up the project on the Telangana RERA portal. Read the registered completion date and quarterly updates.
- Past handovers. Ask which past projects were handed over, and when. Compare with their original targets.
- Visit a finished project. Walk through one of their completed communities. Talk to residents if you can.
- Read the agreement. Check the payment plan, delay clauses and specification list. Have a lawyer read it.
- Check the land title. Ask for the title documents and the approved plans.
- Ask about operations. Find out who will run the clubhouse and the building systems after handover, and how maintenance is billed.
We can help you with steps 2, 3, 5 and 6. We are a channel partner for Skyven, not the developer. You can see the renders on our Skyven gallery.
