Hyderabad’s tallest residential towers are rising in a tight cluster in the west of the city: Kokapet, Neopolis, Nanakramguda and the Financial District. As of October 2026, the tallest completed or topped-out residential towers are around 235 m. Several projects under construction aim higher. Skyven, a 63-floor tower in Kokapet, is one of them. This page lists the published figures, names the source for each, and shows where Skyven fits. We do not rank Skyven as the tallest.
How to read height claims
Height claims in Hyderabad are hard to compare. Keep four points in mind.
- Sources differ. A developer’s site, a news report and Wikipedia can give three different heights for one tower.
- What is measured differs. Height can be to the roof, the parapet, a crown or a spire.
- Floors are not height. Floor-to-floor heights vary. Skyven’s brochure gives 12 ft floor to floor for homes. The Cascades Neopolis lists 11 ft. More floors do not always mean more height.
- Plans change. Towers under construction can be revised before they top out.
So treat every figure below as “as published”, with its source and the month we checked it.
Completed or topped-out residential towers
These rows come from Wikipedia’s List of tallest buildings in Hyderabad, checked in October 2026. The list groups completed and topped-out towers together. A tower that has topped out may still be under construction inside.

For scale, Wikipedia lists Lodha Bellezza Tower 3 in Kukatpally, completed in 2014, at 153 m and 45 floors. Since then, the top of the city’s residential skyline has risen by more than 80 m.

Cross-checks with developers and news
- Skyven. The developer gives 63 floors and 755 ft (about 230 m). We use the developer’s figure on this site.
- The Cascades Neopolis. The developer’s sites give 63 storeys per tower and a building height of 216.23 m. Wikipedia lists 59 floors.
- Poulomi Palazzo. The Hans India described it as a 55-storey tower in September 2026, which matches Wikipedia’s floor count.
We could not confirm the other rows with a developer or news source. Treat them as Wikipedia’s figures only.
Where Skyven fits
Here is what we can say with sources.
- Floors. Skyven has 63 floors, per its developer. The developer calls it South India’s first 63-floor residential tower. Other projects also list high floor counts: Wikipedia shows Navanaami One at 64 and Raghava Nova at 65, and The Cascades’ developer lists 63.
- Height. The developer gives 755 ft, about 230 m. That is in the same range as the other towers in the under-construction table. We do not rank it against them, because the sources measure in different ways.
- Homes. Skyven has 210 homes in one tower. Many of the towers above are part of multi-tower projects with far more homes.
- The top of the tower. The brochure lists an infinity pool and a star observatory on floor 63 and a helipad on the roof.

Why the tall towers are in Kokapet
Look at the localities in the tables. Almost every one is in Kokapet, Neopolis, Nanakramguda, Puppalaguda or the Financial District.
- Jobs. These localities surround the Financial District office cluster.
- Land. HMDA sells large Neopolis plots at auction, often at record bids. High land costs give developers a reason to build tall.
- Demand. Knight Frank’s H1 2026 report says West Hyderabad had 60% of the city’s home sales.
How to check a tower’s height yourself
You do not have to rely on a brochure, a portal or a wiki. Three steps give you firmer numbers.
- Ask for the approved plan. The sanctioned building plan states the approved floors and height. Ask the developer for a copy, or for the permit number.
- Check the RERA record. Every registered project in Telangana has a page on the TG RERA portal. It lists the developer, the approvals and the building details filed by the developer.
- Ask what the height includes. Is it to the top floor slab, the roof, a parapet or a crown? Ask the same question of every project you compare.
Do this for Skyven and for any tower you are weighing against it. The answers will tell you more than any ranking.
What living high means for a buyer
A very tall tower is different to live in. Ask about these points for any project on the list.
- Lifts. How many, how fast, and how many homes share each one? Skyven’s brochure lists 6 passenger, 2 service and 1 fire lift on a typical floor, with 4 homes per floor.
- Structure. Skyven’s brochure lists RCC shear walls, Mivan construction and an RCC raft foundation.
- Fire safety. Ask about the fire lift, pressurised shafts and refuge areas.
- Wind and glass. Ask how balconies and railings are designed at height. Skyven lists full-height laminated glass railings.
- Handover. Tall towers take time. The developer’s target for Skyven handover is December 2028; confirm the latest date with us.

Wikipedia's list, checked in October 2026, ranks the SAS Crown towers in Kokapet first among buildings completed or topped out, at 235.3 m. SAS Infra's own site gives 244 m. Rankings change as new towers top out.

Why are so many tall towers in Kokapet?
Kokapet sits next to the Financial District, and the government's Neopolis layout sells large plots for high-rise projects. Wikipedia notes that many of Hyderabad's tallest buildings are in Kokapet.
Do more floors mean a taller building?
Not always. Floor-to-floor heights differ between projects. A 59-floor tower with tall floors can stand higher than a 63-floor tower with shorter ones.
