Skyven vs The Cascades Neopolis: Two 63-Floor Projects Compared

Skyven and The Cascades Neopolis are both high-rise projects in Kokapet, and both developers give 63 floors. That is where most of the likeness ends. Skyven is one tower with 210 homes, all 4 BHK. The Cascades is five towers on 7.34 acres with about 1,190 homes, in 3 BHK and 4 BHK types. This page puts the published facts side by side, with a source for every Cascades figure.

Skyven figures come from the developer’s brochure. Cascades figures come from the project site (thecascades.in) and the Urbanblocks project page, as marked. We checked them in October 2026.

The “63 floors” question

The developer calls Skyven South India’s first 63-floor residential tower. The Cascades’ developers also list 63 storeys for each of their five towers. Wikipedia’s list of Hyderabad’s tallest buildings shows The Cascades at 59 floors and 217.8 m, and Skyven at 63 floors.

We report each claim as its developer makes it. We have not found a public record that settles which 63-floor design came first. If that matters to you, ask each developer for its approved building plan.

Height and floors also tell different stories. Urbanblocks gives 216.23 m for The Cascades. Skyven’s developer gives 755 ft, about 230 m. Skyven’s brochure lists a 12 ft floor-to-floor height. The Cascades’ site lists 11 ft. That one-foot difference per floor adds up over 63 floors. For the wider picture, read Hyderabad’s tallest residential towers.

The developers

Skyven is a joint venture of e-Infra and PVR Pingle (Pingle Ventures & Realty). Their brochure lists past projects across Gandipet, Puppalaguda, Mokila, Manchirevula and Manikonda.

The Cascades Neopolis is a project by three firms. Its site lists GHR Infra with 35+ years, Lakshmi Infra with 19+ years and Urbanblocks Realty with 30+ years of history. The site also says the project is approved and financed by State Bank of India.

Scale: one tower or five

This is the biggest difference between the two.

• Skyven is a single tower on 2+ acres. All 210 homes are in one building and share one clubhouse.
• The Cascades spreads about 1,190 homes over five towers on 7.34 acres. It has more land and more homes, so more residents share the grounds and the amenities.

Neither is better in itself. Some buyers want a small community in one tower. Others want a larger campus with more open space and more neighbours.

Homes and sizes

Skyven

Every Skyven home is a 4 BHK. The brochure gives both saleable area (SA) and built-up area (BUA).

Each home has 5 bathrooms, a family lounge, a home theatre, a puja room, separate dry and wet kitchens, two maid rooms and three car parks. See the Skyven floor plans guide for the layouts.

The Cascades

The Cascades lists two main types:

• 4 BHK: 3,895 to 4,825 sq ft, four homes to a floor, in towers A and B.
• 3 BHK: 2,560 to 3,390 sq ft, five homes to a floor, in towers C, D and E.

Urbanblocks also lists 10 triplex penthouses.

Comparing the sizes fairly

On paper, Skyven’s smallest 4 BHK is larger than The Cascades’ largest 4 BHK. But The Cascades’ pages do not say whether their sizes are carpet, built-up or saleable. Ask for the basis before you compare. If both are saleable, the gap is real. If one is carpet and the other saleable, it is not a fair comparison.

Clubhouses and amenities

Skyven. The brochure lists 1.3 lakh sq ft of clubhouse over five floors: three at the base and two at the top. The top floors hold an infinity pool, a star observatory, a bar and lounge, a cigar room, a rain dance deck and a CrossFit area. The roof has a helipad.

The Cascades. Urbanblocks lists a clubhouse of 50,000+ sq ft over seven storeys and 2,00,000+ sq ft of amenities across seven levels. The project site names the levels: Groundscape, Podium, Under-Tower, Clubhouse, Tower Lounge, Sky Lounge and Sky Garden. It lists two helipads.

The two figures are not measured the same way. Skyven’s 1.3 lakh sq ft is clubhouse space. The Cascades’ 2,00,000+ sq ft covers amenities across all seven levels, including open areas. Ask each developer what their number includes.

Build, green ratings and handover

Skyven’s brochure lists RCC shear walls, Mivan construction and an RCC raft foundation. It also lists STP and WTP plants and EV charging. It does not list a green-building rating.

Urbanblocks says The Cascades is IGBC Platinum and WELL pre-certified.

The developer’s target for Skyven handover is December 2028; confirm the latest date with us. The Cascades’ developer pages we checked do not state a date. Housiey lists a December 2029 target. Confirm with the developers.

Which one suits you?

• You want a large 4 BHK in a small community. Skyven has 210 homes, all 4 BHK, from 5,662 sq ft saleable.
• You want a 3 BHK, or a smaller 4 BHK. The Cascades offers both.
• You want a large campus. The Cascades has 7.34 acres and five towers.
• You want a rooftop observatory. Skyven’s brochure lists one on floor 63.
• A green rating matters to you. The Cascades lists IGBC Platinum and WELL pre-certification.
